A Look at Bahia Bay in Cornelius, One of Lake Norman’s Earliest Neighborhoods

Bahia Bay in Cornelius is one of the earliest developments built on the shores of Lake Norman and has some wonderful older homes in a fantastic location close to daily shopping and dining as well as big city amenities being less than an hour from metro Charlotte.

The neighborhood, which was developed in the early 1970s, has just under 200 homes and is located off Torrence Chapel Road north of West Catawba Avenue.

Almost everything you would need on a daily basis can be found just south of the neighborhood along West Catawba Avenue, where there is a Fresh Market as well as a Publix. There are also a variety of restaurants and fitness facilities within 5-10 minutes of the neighborhood.

I-77 access is also available at West Catawba Avenue for quick access to surrounding lake-area towns of Huntersville, Mooresville and Davidson or a trip south into the city.

Metro Charlotte is approximately 20 miles to the south, and Charlotte Douglas airport is about 26 miles away from Bahia Bay.

Lake Norman provides the largest source of recreation for lake-area residents, however, Ramsey Creek, Jetton and Robbins parks are also only a few minutes away for picnics, use of the public swimming beach or recreational sports. The Westmoreland Athletic Complex is also only a few miles away.

Bahia Bay homes range in size from about 1,000 square feet to more than 4,000 square feet on lots of one-quarter of an acre to eight-tenths of an acre. There are waterfront with private lifts and/or docks, water view and interior homes in Bahia Bay.

Prices in the neighborhood vary widely. During the last year, home sales prices ranged from low $100,000s to mid-$600,000s. Some homes have been completely remodeled and updated, while others still need updating or are on the smaller side and lower priced.

Neighborhood amenities include a secure neighborhood lake access lot with 2 boat ramps, a recreation area and pier for fishing.

Ten homes sold in Bahia Bay during the last 12 months for an average sales price of $385,322 and $200 per square foot. Those sales averaged just over 95% of list price.

Currently, there are 7 homes listed for sale in Bahia Bay. Two are under contract as of August 14. Six of the homes listed are waterfront properties and 1 is water view.

List prices range from $192,500 for a remodeled, water view brick ranch of just over 1,000 square feet to $749,000 for a waterfront home that is more than 3,700 square feet.

Children in the neighborhood currently attend Cornelius Elementary School, Bailey Middle School and William Amos Hough High School.
