Mooresville’s The Farms is a six-phase planned community situated right on the shore of beautiful Lake Norman! Set amid the hills and pines off Brawley School Road, The Farms is full of green space and mature trees with common area buildings built to remind residents of simple, American farm life.

All your essential shopping is very close at hand along Brawley School Road and just to the northeast near I-77 (10 minutes) and West Plaza Drive in Mooresville Consumer Square and Winslow Bay Commons.

A commute into the Charlotte metro area is approximately 31 miles each way. The neighboring lakeside towns of Cornelius, Huntersville and Davidson are all less than 25 minutes away.

Wonderful Birkdale Village is a quick 20 minutes south of The Farms for a night out or weekend shopping!

The Farms is also surrounded by 2 golf courses – Mallard Head Country Club and Trump National Golf Club. Mallard Head only offers golf. Trump National has an upscale country club experience with different levels of memberships and amenities.

Within The Farms, it is all about community and family. The community’s full-time activities director gets and keeps residents involved in the neighborhood. The Homestead is the neighborhood’s activities center and the heart of The Farms.

Other amenities include tennis courts, sports/activities fields, a playground, picnic area and Olympic-sized swimming pool. There is also a secure neighborhood boat storage area, and the Hager Creek access area is on the western shore of The Farms. There are no waterfront homes in The Farms, only water view or interior lots.

The Farms was begun in 2003, and its 6th and final stage is currently being built out. In all, there are more than 20 builders represented in The Farms, including Lennar Homes, Kearey Builders, M/I Homes and Alan Simonini Homes.

Home styles vary in The Farms. There are Victorian-style homes as well as traditional and Craftsman.

There are a variety of new homes being built currently in The Farms. Resale homes from earlier phases of The Farms are larger than most of the newer homes and range in size from approximately 3,400 square feet to more than 5,000 square feet. Lot sizes range from one-quarter of an acre to more than an acre.

The Farms currently has 29 homes listed for sale – a mix of both resale and new construction. Ten of the properties are under contract as of May 20.

Seventeen of the homes listed are resale properties, which range in list price from $479,900 (short sale) to $715,000.

New construction list prices range from $295,000 to $760,000.

During the last 12-month period a total of 60 homes sold in The Farms at an average sales price of $429,557 and $120 per square foot. Those home sales averaged just under 97% of list price.

Current inventory for The Farms is slightly less than 6 months. Both Mooresville and Iredell County have 7.3 months of market inventory as of May 20.

The Farms is zoned for Iredell County’s Woodland Heights Elementary School, Brawley Middle School and Lake Norman High School. Woodland Heights Elementary is adjacent to the neighborhood, and Brawley Middle School is a 5-minute drive!
