You might immediately think of some of the Lake Norman area’s best shopping, dining and entertainment when you think of Birkdale Village, however, it is also a great place to call home!

The mixed-use development has single-family homes as well as townhomes adjacent to the retail and restaurants. The close-knit homes and apartment space above the retail stores add to the true village feel of the community.

When life dictates you leave your oasis in the village, Sam Furr Road will take you to I-77 or Statesville Road. Northlake Mall is 8 miles south, and the Charlotte metro is about 17 miles south. The lake-area towns of Davidson and Cornelius are only about 5-10 minutes north of Birkdale Village.

 

Birkdale Village residents share amenities with the main Birkdale development, which has a club house, pool, playground and tennis courts.

The homes in Birkdale Village are traditional and Craftsman style, many with large porches. Home sizes range from 1,200 square feet to more than 3,000 square feet on smaller lots of about 0.2 of an acre. There are, however, a few larger lots of nearly half an acre.

Thirty-two homes sold during the last 12 months in Birkdale Village, which is about 2.7 homes per month. The average sales price for those homes was $295,845 and $159 per square foot.

Sales prices ranged from $198,000 to $420,000.

Currently, there are 5 homes on the market in Birkdale Village. Three are under contract as of June 16. The list prices range from $249,000 to $399,900.
