Neighborhood Spotlight: Huntersville / Lake Norman – Area Cedarfield

The popular Cedarfield community is one of Huntersville’s hottest hoods due to its great location and proximity to Lake Norman and the area’s top shopping and dining destinations.

Cedarfield I (Cedarfield Plantation) is located off McCoy Road south of Gilead Road, which makes everyday shopping a breeze with Publix and Earth Fare markets just over a mile away. Huntesrville Medical Center, Rosedale Shopping Center, Birkdale Village and Northcross Shopping Center are all conveniently close!

I-77 access is less than 5 minutes from Cedarfield at Gilead Road. 

Of course, what is Huntersville living without access to Lake Norman? The public ramp at Blythe Landing Park is just 5 miles away.

Cedarfield was built in the late 1980s and early 1990s. The neighborhood is mature and wooded with lots of green space and common area fields. The Torrence Creek Greenway, a walking and biking trail, runs through the neighborhood and connects to a larger system of walking trails in the area.

Amenities include a pool and clubhouse, tennis courts, mixed-use fields, playground and walking trails. There is also a separate gated area with a kiddie pool and covered area.

Homes in the family-friendly neighborhood average from the mid-$100,000s to nearly $300,000. Home sizes range from about 1,500 square feet to 3,000 square feet on lots averaging about one-third of an acre.

Real estate data combines 3 adjacents Cedarfield neighborhoods into its averages – Cedarfield I, Cedarfield II and Cedarfield Park. The 3 neighborhoods are adjacent and have their own HOAs and amenities, though they do share amenities through discounted memberships. Though interior roads connect the neighborhoods, each has its own access point off main thoroughfares. The neighborhoods are similar in age and price point.

Fifty-three homes sold in Cedarfield during the last 12 months. The average sales price for those homes was $240,387 and nearly $107 per square foot.

Six of the 14 homes listed for sale as of Dec. 18 are under contract.

The Cedarfield neighborhoods are zoned for Torrence Creek Elementary, Bradley Middle School and Hopewell High School.
