Neighborhood Spotlight: Sailview

On the west side of Lake Norman, Sailview is a beautiful neighborhood with houses overlooking the water. The sense of community in this area creates a wonderful environment for families that enjoy peaceful relaxation and outdoor activity. Residents of Sailview can enjoy many exciting amenities including an 8-acre park with an exercise area and a playground at the center of the neighborhood community. There is also a swim and tennis club near the water. One great advantage of living in Sailview is the boat launch in the area with many walking paths that lead to it.

Currently, there are eight months of inventory with 14 homes on the market in Sailview, which represents a buyer’s market. Compared to Denver’s ~5.6 months inventory, Sailview has a high inventory. The entirety of Lincoln County has the lowest inventory of all three aggregations.

In the past six months, the average sales price has greatly increased, different from the six months before which saw little variation. The average price per square foot, has seen the same pattern as the average sales price. There is large range in sales price; previous homes sold from a low of $416,500 to a high of $1,270,000. The average list price is $666,733, and the average sales price $642,262.
